Substantial Completion is a critical point in every construction project that all contractors are striving to achieve, but which also triggers a variety of obligations. Overlooking the significance of Substantial Completion and its definition on the front-end of a construction project is a significant misstep and can result in disputes. In light of the amount of money and number of deadlines that are connected with Substantial Completion, contractors must negotiate and understand an appropriate definition on every project to avoid arguments as to whether this important milestone was ultimately achieved or not, as well as meet all of the technical requirements imposed by the contract, the construction documents, and the authority having jurisdiction.
